Making Application
The guidelines presented here are general in nature and will apply to the majority of the properties. However, since our properties are owned individually, all of these guidelines may or may not apply to all properties. Application

Application fee of $40 (Individual), $60 (Student with Guarantor) (cash or money order only and is non-refundable) and a holding fee (half of one month’s rent) (certified funds or money order). The holding fee allows us to hold the property for you while we process your application. If your application is approved, the holding fee will be applied to your security deposit upon move-in. If your application is declined, it will be refunded. If your application is approved and you do not sign a lease, the holding fee will be forfeited.

Turn in your completed application between 9:00-5:30 Monday through Friday or Fax to 912-201-0116. Processing cannot begin until the application fee and holding fees have been received.

Pet Policy

We have many properties that do accept pets.

There is a $300 non-refundable fee per pet with a limit of 2.

Some properties vary as to what size will be acceptable.

Tenant shall represent and warrant that he/she is not aware of any instance where this/these pets have bitten a person.

If Management requests, Tenant agrees to provide and show proof of insurance naming Management as additional insured.

A recent photo labeled as Pet # 1 or Pet # 2 must be provided.

Some insurance companies have “blacklisted” certain breeds of dogs and refuse to provide homeowners/renters insurance to those who own the dog breeds. The following 5 breeds have been identified as the most vicious and will not be allowed in the property under any circumstances: 1) Doberman Pinscher, 2) German Shepherd, 3) Rottweiler, 4) Bull Mastiff, and 5) American Pit Bull.

The following will be allowed, but Tenant must provide and show proof of insurance naming Management and Owner as additional insured: 1) Chow Chows, 2) Siberian Huskies, 3) Perro de Presa Canarios, 4) Alaskan Malamutes, 5) Akitas, 6) Boxers, 6) Great Danes, 7) and Wolf-hybrids. Management may require a written statement from a Veterinarian to verify the breed of the dog. This will be at Tenant’s expense

How do I apply to rent a home?
Please call our office or the agent listed in the ad to set an appointment to view the property you are interested in. Upon viewing the property, you can complete an application with the Leasing Agent. The Agent will also collect the application fee and a “Holding fee” at this time. You are asked to pay a “Holding Fee” at the time you apply equal to one half of one month’s rent to hold the property for you. If the application is denied, or if you change your mind within 24 hours of the application being approved, the Holding Fee is refunded.
Who must complete an application and what are the requirements?
All adults age 18 and over must present photo identification and complete an application. The income requirement is 3 times the monthly rent. We will check your landlord and employment references to determine your ability to pay the rent on time and to take care of the property.
How much is the application fee?
All individuals completing an application must pay a $40 ($60 Student with Guarantor) non-refundable fee with the application.
What do the application and reservation fees cover?
The application fee will cover the processing of credit, employment and residential history. The Holding Fee holds the property for you until your scheduled move in date at which time it is applied to the first month’s rent charge.
What if my application is denied?
The application fee is spent when we process the background check. The “Holding Fee” will be returned to you in full.
When will the application and reservation fees be deposited?
The application fee will be deposited as soon as processing starts. The “Holding Fee” will be deposited 24-hours after notification of an approved application and becomes non-refundable at that time. We tell any other interested parties that the property is rented and we are holding it for you until the scheduled move in date.
How much is the security deposit?
Usually the security deposit total to one month’s rent. From time to time, some owners may offer special promotions to help lease their property more quickly. The security deposit is paid when you move in and must be paid by certified funds (cashier’s check or money order).
Are there any pet fees?
The pet addendum, and any related deposit or fee is negotiated on a case by case basis but usually starts at $300 per animal. Our pet addendum requires that the Resident have the property professionally treated for fleas and the carpet professionally cleaned once they move out.
What will I owe at move in?
The balance of the one month’s rent and the security deposit are due at move-in regardless of the day of the month. If you move in during the middle of a month the prorated rent charge will be due on the first day of the second month you are in the property.
What are the standard lease periods?
Generally our leases are for a period of 12 Months.
When is the rent due?
Rent is due on the first of each month. A 10% late fee is assessed if we have not received your rent by the 5th day of the month.
What are the penalties for early termination of a lease?
If you decide to move out prior to the end of the lease term then you will be required to give us 60 days written notice, pay rent through that 60 day notice period, pay a penalty, and leave the property in a clean and “rent ready” condition. The early termination fee is equal to one month’s rent.
